The new PA has been added to the NRC Support Center website and Sky Slope. Next week it will be in Remine.
For the most part our new PA is very similar to our old PA. Here’s a list of the changes.
#1 We added the following as included items; ceiling fanes, attached generators, wired smart home devices, attached TV mounting brackets, invisible inground fencing and related equipment.
#5 We moved seller paid concessions from page 7 to page 1. The verbiage in the clause is exactly the same.
#6 We added Buyer Broker Commission and deleted clauses #40 and #50. I know the PA is between a buyer and seller, but the clause states, “seller agrees to pay on behalf of the buyer”
PLEASE NOTE… When you present an offer, you DO NOT need to include a copy of the Exclusive Buyer Agency Contract.
However, per Michigan law we are still required to include an Agency Disclosure.
#18 Radon Gas, I know radon is included in the private inspection clause, but I devoted an entire clause to radon gas in hopes it would create a conversation between you and your clients.
One of my very best friends and the first NRC agent ever died from lung cancer at the age of 31. He never smoked a cigarette in his life. I’m convinced it was radon. I’m also convinced most people don’t really understand radon.
#22 We added the very last sentence on page 4 to let buyers knows the current taxes on the property will more than likely go up.
#34 Assessments, we adopted the clause from the Michigan Association of Realtors PA.
#41 Compliance Fee, the clause is the same, but now you will need to enter and amount. Everything is negotiable.
