Zoom Replay – June 18, 2026

On this call, I share a quick update regarding Con-Ed. Then we discussed the following 5 questions.

PLEASE NOTE… The 2025 Con-Ed course will close at the end of the month. The new 2026 Con-Ed class will be available July 1st.

Question #1. I am a dual agent; what documents are required and why?

Question #2. Can I be a dual agent if… I am the owner?  If the seller is my family or friend?

Question #3. I am the listing agent; we accepted an offer and the buyer discovered _________ during the private inspection.  Should the seller disclose?

Question #4. My seller is NOT required to complete a seller’s disclosure, but they know _______ is not working or an issue. Should they disclose?

PLEASE NOTE… As an agent, you should NEVER under any circumstances complete the seller’s disclosure for a seller. I was taught it’s the “SELLER’S” disclosure, NOT the “AGENT’S” disclosure. If you answer any questions on the disclosure, you are creating all kinds of liability for both of us.

Question #5. How can I verify who actually owns a property and needs to sign the Listing Agreement and/or PA?
