Here are the two talking points regarding mortgage rates,

Freddie Mac, the main industry source for mortgage rates, has been keeping records since 1971. Between April 1971 and February 2026, 30-year fixed-rate mortgages averaged 7.70%. To understand today’s mortgage rates in context, take a look at where they’ve been throughout history.

The distribution of interest rates among U.S. mortgage holders as of the third quarter of 2025 is broken down as follows:

  • 6% or higher: 21.2% of homeowners.
  • 5% to 5.99%: 10.2% of homeowners.
  • 4% to 4.99%17.1% of homeowners.
  • 3% to 3.99%: 31.5% of homeowners.
  • Below 3%: 20.0% of homeowners.
